Active water ingress across a 3-level basement car park was traced to construction joints and diagnosed and sealed using crystalline treatment and targeted PU injection.

This commercial tower's 3-level basement car park had active water seepage at multiple points — along construction joints, around a lift pit, and through several hairline cracks in the retaining walls. The building was already occupied, so the work had to proceed without disrupting parking operations or tenant access.

Rather than blanket-coating the affected walls, our engineers traced each leak back to its source. Most of the ingress was tracking through poorly treated construction joints from the original pour, with a smaller amount coming through active cracks under hydrostatic pressure from the surrounding water table.

Construction joints and larger cracks were treated with hydrophilic and hydrophobic polyurethane injection to stop active water flow, then the full basement wall and slab area received a crystalline waterproofing treatment to block capillary paths through the concrete itself. The lift pit, being the lowest point and under continuous hydrostatic load, received additional detailing.

Work was sequenced level by level to keep at least two of the three basement levels operational for parking at all times. Since handover, the basement has remained dry through multiple monsoon seasons, and the client's facilities team now has a documented map of the original leak points for future reference.
